Glossary

Site Report

A comprehensive document that provides detailed insights about a specific location, including demographic data, foot traffic analysis, market landscape, competitor analysis, risk assessment, and real estate insights. It's used to evaluate the potential success of opening a new store at the location.

Trade Area

The geographic area from which a retail store or business draws most of its customers. It is determined by factors like population density, accessibility, and competition, and helps in understanding the potential market size for a business.

Total Addressable Market (TAM)

The total revenue opportunity available if a product or service is sold to every customer who might benefit from it. It represents the overall demand for a product or service within a specific market.

Competitors Brands

Brands that offer similar products or services and compete for the same customer base within a market.

Complimentary Brands

Brands that offer products or services that complement or enhance another brand’s offerings, often leading to a mutual benefit when sold together. Or, a brand that has same/ similar target group as yours.

Crowd Pullers

Attractions or events that draw large numbers of people to a specific location. These can include popular stores, entertainment venues, landmarks, or special events that increase foot traffic in an area.

Points of Interest (POI)

Specific locations or landmarks that are of interest to people in a particular area. These can include restaurants, parks, shopping centers, historical sites, and other attractions that draw visitors.

Site Recommendations

As the name suggests, these are the sites recommended for your next store. These sites are the ones that mimic the location characteristics of successful stores.

Branded Footfall

The measurement of the number of people visiting branded stores in the catchment.

Cannibalization

The negative impact on a company's sales when a new store takes sales away from its existing stores. This often happens when new stores are opened too close to existing ones, leading to reduced sales at the original locations.
